Commercial trade work and tenant improvements

Crescent Homes Maui does commercial work on Maui in two ways. We work as a trade contractor on a commercial job, performing exterior shell work and ground work: concrete, excavation, grading, retaining walls, plumbing and electrical. And we take on tenant improvements, when someone is getting a commercial space that needs to be built out.

These are the same trades we do on residential jobs. We bring 35 years in the business and thousands of single-family homes and multi-family units built.

What we do

Trade contractor on commercial jobs

If you are running a commercial job and need a trade covered, we can perform it with our own crews.

  • Concrete. Foundations, slabs, walls and flatwork.
  • Site work for our trades. The excavation, grading and trenching that our concrete, plumbing and electrical work needs.
  • Concrete retaining walls. Poured in place, with waterproofing and drainage.
  • Plumbing. New systems, underground plumbing and utility rough-ins, sewer and water mains.
  • Electrical. Commercial wiring for new construction and remodels, service upgrades and power distribution, lighting systems and signage wiring, and panel work.
  • Exterior shell work. Tell us what the building needs.

Tenant improvements

When you are getting a commercial space that needs to be built out, we take that on. A build-out usually needs several trades at once: power, lighting, plumbing, and sometimes concrete. Our own crews do those trades, along with framing, interior finish, paint, flooring and tile.

How a job runs with us

  • 1. Tell us about the job. The space or site, the plans you have, and your schedule.
  • 2. Proposal. We outline the scope, the timeline and the costs.
  • 3. Build. Our team does the work and keeps you informed along the way.

We handle permitting and inspections for the work we do. On any project you can bring your own design team, or we can assemble the team for you.

Residential and commercial

The trades do not change between a house and a commercial space. The demands do. Commercial electrical takes more design, including load calculations and code compliance. Commercial plumbing has to carry heavier use.

The crews are the same on both. If you manage property, the same company can also handle the residential side: concrete, plumbing, electrical and site work at homes.

Why one contractor for several trades matters

On a commercial job, several trades work in the same space on the same schedule. When those trades sit in separate companies, someone has to coordinate them.

Our own crews do concrete, framing, excavation, grading, retaining walls, plumbing, electrical, siding, interior and exterior finish, paint, flooring and tile. Roofing, gutters, drywall and low voltage are subcontracted. We also bring in trade partners when they are a better fit for a particular project.

You can hire us for one trade, for the ground work, or for a tenant improvement.

Are the trades licensed?

Yes. Our Hawaii contractor license carries three classifications: B General Building, C-13 Electrical and C-37 Plumbing.
